    In this episode series (part 1 of 2), Blaine goes over the 7 areas that he believes true mentors should be covering in an appraiser mentorship program. In fact, these 7 areas should be mandatory in all business mentorship programs. The 7 areas covered would give the apprentice the greatest opportunity for success as an appraiser regardless of whether or not the trainee stays in the mentor’s company or goes out on their own. Although one of the chief complaints amongst potential mentors is that they are training their competition, by training an apprentice properly, the chances of an apprentice leaving your organization drops drastically. Blaine goes over the strategies and what to teach so as to create the best atmosphere for growth and longevity within the mentor’s company.

Although this system has been popularized as of late by the author and entrepreneur, Mike Michalowitz, in the book aptly named, Profit First, this system of money management and budgeting has been around for thousands of years. Blaine introduces listeners to another book called The Richest Man In Babylon, which talks about this principle in parable form as well. Blaine explains that the top of the expert pyramid is not necessarily occupied by those with the most technical skills, but instead with those who have developed the most vital skills of communication and leadership.  Often in business, it is not the smartest who experience the greatest success, but instead the most driven, the most creative, those with the best communication, negotiation, and client service skills, and those who understand their markets the best. The appraisal industry is changing at a very rapid rate and there are many who think the answer is coming together as an industry to lobby for the appraisal process to remain the same. While Blaine doesn't disagree that a good appraisal and a good appraisal process is important and vital to the loan process and the overall health of any real estate market, Blaine would argue that your efforts are better spent on your business and on getting out into your markets to educate the people at 'ground level', the Realtors, Lenders, and purchasers of real estate on why the appraisal process is important and how to choose a quality appraiser.  Don't waste you precious time and vital life energy fighting against something that will happen regardless of your efforts to stop it!   • Who's Got Your Back?

    In this episode, Blaine talks about the missing piece in most businesses that can determine success, failure, or even just the difference between mediocre results and skyrocketed results! The missing piece is accountability and its one of he big missing pieces in most appraisal businesses. The real estate and mortgage industries tend to have much higher levels of accountability since most Realtors and Lenders work in offices with managers, other Realtors, and their brokers or owners. Appraisers tend to be one and two person home offices with little to no accountability for their daily activities, their monthly targets, their profit goals (if they even have any), their marketing needs, and their daily productivity and efficiency. Most appraisers simply 'do' when it comes to appraising with nobody holding them accountable. Blaine strongly recommends finding an 'accountability partner' to help you move toward the goals and plans every appraiser should have to be more profitable with less time in the office.

The Master Message process follows closely the Storybrand 'one liner' exercise with a few slight changes. If you haven't read the Storybrand book by Donald Miller, it is highly recommended reading for developing your message. This is a tactical and practical episode so be sure to have a pen and pad ready to take notes! The Master Message process is a detailed process that requires following very specific steps.

The Value Ladder is a tool that helps identify the real motivating factors behind the things people say they want to be, do, have, and achieve. Without first identifying what might be behind those motivations, achieving something just for the sake of achieving becomes a futile and time wasting experience. Blaine talks about Maslow's hierarchy of needs and how The Value Ladder relates to human motivation. First we must satisfy certain basic needs before moving to the next level of motivation. This is true in business as well. Listen in and be ready to take notes. This exercise can be very revealing!
